General Homeowner’s Meeting

The meeting was held at the Madison Assembly of God Church.

 

Board Members Present: Paul Hurst, Kay Engelhardt, Bob Richardson, David Seitz

 

Absent: Mark Wilson, Phyllis Goldberg, Jerry Lyons

 

Property Manager Present: Lois Brown

 

Community Members present:  2

 

Visitors:   2 plus Tommy Overcash (Council President)

 

Tommy Overcash spent the first 35 minutes updating us on the happenings in and around Madison.

 

 

MINUTES FROM 08-21-07

A motion was made, seconded and approved to accept the minutes as written. They will be posted on the website.

 

 

STANDING COMMITTEE REPORTS

 

Treasurer’s Report: Lois Brown

Total Income 07/18/07 – 08/21/07    $ 2,703.55

 

Property Manager’s Report: Lois Brown

Total expenses:             $     2,928.84                                                              

Checking Account balance:       $   14,662.87

6 month CD:                             $   14,426.44   

There are currently 16 delinquent homeowners.  There are existing liens on 11, and new liens are in the process of being filed on the other 5.  In the past month outstanding dues have been collected on 11 previously delinquent homeowners.

                                                           

 

 

SELECTED COMMITTEE REPORTS

 

Landscaping Committee: Dick Clem

All work was completed according to the terms of the contract.

 

Maintenance Committee:  Dick Clem

  1. Thanks go to Dick Clem and Paul Hurst for hand-watering the new trees in the median during the dry weather. This has saved them from being replaced at a cost of several thousand dollars.
  2. The irrigation system is complete. Dick is now talking to different people to get bids on irrigating the rest of the median along Bradford Farms Drive. Bids should be complete within a few months.
  3. The piles of stump grindings will be removed during October when it is cooler.

Architectural Committee: Ed Ditto/Lorraine Stephens

No new activity.

 

OLD BUSINESS

 

1.      Easement Research – Paul continues to work on easement issues. STATUS: One more easement has been sold to owner. Progress is being made.

2.      Problems with Pond #2 (the inside pond) – Paul reported that he made some calls and was told that the best times to do these treatments is in the spring to kill the new growth and then apply the chemicals to destroy the old growth..  STATUS: Paul will order the supplies next spring.

 

 

NEW BUSINESS

 

1.      New sod on median – Dick Clem is working on getting bids to re-sod the entire median area along Bradford Farms Drive. Doing this will greatly improve the appearance of our subdivision.
