Board of Directors’ Meeting

September 21, 2004

 

The meeting was called to order at 7:04 pm by Jim Terry, President.

 

Board Members Present:  Jim Terry, David Seitz, Rosemary Terry, Alisa Gaultney and Joe Bradford

 

Board Member Absent:  Vonderri Morris

 

Property Manager Present:  Lois Brown

 

Treasurer’s Report:  $1,843.75 was deposited to the account as of September 21, 2004.

 

Property Manager’s Report:  The amount of $6,227.00 is due for unpaid home owners’ dues.  As of the end of August, the total cash balance in the Bradford Farms account is $20,089.26.  The total balance in the Bradford Farms account is $35,150.60.

 

Architecture Committee Report:  No report

 

Landscaping Committee Report:  Alisa gave the report.  She asked the board members to approve the amount of  $510.00 to replace the shrubbery that is now at the entrance to the subdivision.  The board members voted to replace the shrubbery for the amount requested.  Cut Above has not finished their last trimming and will return to finish.  The board members approved the removal of the stump of the fallen tree in the median and not to replace it. 

 

Social Committee Report:  No report

 

Welcome Committee Report:  No report

 

Old Business:  The data base has been transferred from Carolyn Glazik to Alisa Gaultney. 

 

Jim will write definitions for covenant violations.

 

The electric and water bills have been put on electronic transfer payment.

 

New Business:  A bill was received from Mark Johnson for the Bradford Farms Web Site.  The board approved payment and continuation of the web site for another year. 

 

Cut Above will raise their price for services next year from $906.00 per month to $1,005.00 per month.  The board approved a request for three bids before deciding on a lawn maintenance company. 

 

Alisa presented a  letter from Bill and Patty Barron requesting the approval of their existing dog run.  The board members approved the dog run in its current state.  Any changes to the dog run must be requested before changes are made.

 

The home owners’ fees for next year will be based on 186 homes. 

 

Alisa Gaultney expressed interest in having a playground in the subdivision. 

She will prepare a report of OSHA requirements for a public playground, proposed equipment, and all associated costs.

 

Next month, the board members will continue the discussion of the budget for next year.

 

The meeting was adjourned at 8:05 pm.

 

The next meeting will be October 19, 2004 at 7:00 pm.
