Board of Directors Meeting

October 18, 2005

 

The meeting was held at the Madison Assembly of God Church and was opened at 6:00 pm.

 

Board Members Present:  Jim Terry, Rosemary Terry, Paul Hurst, and Dick Clem

 

Board Members Absent:  David Seitz, Philip Gaultney, and Keith Ryan

 

Property Manager Present:  Lois Brown

 

Official Visitor Present:  Tommy Overcash

 

Visitor’s Present:  Debbie Overcash, Gloria and Bob Richardson, and Billy and Elaine Grimes

 

Report from Tommy Overcash:  Mr. Overcash gave the board members a briefing of the $49 million dollar capital improvement plan for the City of Madison to solve our traffic problems, provide better fire and police protection and improve our parks and recreation.  Over 50 projects are on the list, including Balch Road extension, widen Wall Triana, widen Browns Ferry Road and improve intersections.  This is a 7.2 mills tax increase. 

 

Reading of the Minutes:  The minutes of the previous meeting were approved via email.  After approval, the minutes were posted on the home page at http://www.bradfordfarms.com.

 

Treasurer’s Report:  none

 

Property Manager’s Report: 

 

Total expenses for September $2,043.90

Current cash balance  $21,501.95

Total balance $34,979.75

 

Nine homeowners have not paid their dues this year.

177 homeowners have paid their dues this year.

 

The association has received tax bills for 9 parcels of land in the subdivision.

 

Landscaping Committee Report:  The committee will have the oleander shrubs cut back next year.

 

Maintenance Committee Report:  Paul has begun the copper sulfate treatment of the ponds.  The pond may require a second treatment.

 

Welcome Committee Report:  none

 

Old Business: 

 

1.  Lois does not know the status of the homeowner payments Holloway Credit Bureau is working on.  Lois will report on this next month.

 

2.  Mike Johnson has been paid for the web site.

 

3.  Jason Rupert, a Harper’s Hop resident, requested assistance of the Bradford Farms Homeowners Association concerning the smell from Rooster’s Restaurant.  Jim will advise him to contact code enforcement.

 

4.  Bo Brown’s office has been given the information needed to pay the liens on a foreclosed home in the subdivision.

 

New Business: 

 

1.  Dick Clem requested a copy of the latest homeowner directory for each board member.

 

2.  A homeowner has placed a sign in the subdivision to advertise his home that is for sale.  The president will send a letter to the homeowner to ask him to remove the sign.

 

3.  The board received a letter of resignation from Ed Ditto.

 

4.  Dick asked the board for permission to get a quote for a new control box for the sprinkler system.  The board approved his request.

 

5.  The president will send out an email concerning tree replacement in the medians. 

 

6.  The request for a fence by the resident at 214 Green Springs Lane was approved.

 

The meeting adjourned at 7.25 pm.

 

The next Bradford Farms Homeowners Meeting will be November 16, 2005 at the Madison Assembly of God Church at 6:00 pm.
