Members present: Meeting convened at ~7:10 PM. Board members present were Mark Wilson, Kathy Short, Joe Bradford, Dick Clem, Rick Holman, and Keith Ryan.

Secretary Report. Board reviewed and approved, with minor corrections, the minutes from October 03. Keith will forward minutes to Mike Johnson for posting on the BFHA Website.

Treasurer’s Report.

(1) No minutes to approve, Lois absent.

(2) BFHA still has 24 homeowners who have not paid their 2003 dues.

Old Business:

(1) Two of three homeowners have given permission to the fence on their property and be responsible for upkeep of fence from then on, agreeing they will not take the fence down without the approval of the Association. Dick is working to get the final homeowner to sign.

(2) Results of letters sent to Homeowners with violations of covenants, conditions, and restriction: Dick reported that all those whom he sent letters to are now in compliance after receipt of notes. As mentioned in Oct minutes, Dick will continue with this procedure.

(3) Electrical Situation at front entrance: Final cost was $4173. Madison Electrical did the work, did a nice job, placed all wiring in conduit, and buried all. Still need to repair the sprinkler pipelines damaged when putting in the lights.

(4) Social Committee Report: There was no response to Vonderri’s proposed bus trip to the OPRYLAND Mall. The trip is cancelled and Vonderri will return the advance deposit on the bus to Lois, $200.

(5) Annual Budget: While Lois was not present, the Board decided that the proposed ’04 budget will go as planned last month. Dues for next year will be $175 per household. Lois will finalize the numbers and print the budget work sheet for the Association Annual Meeting in January.

New Business:

(1) Mark will put together ASAP, and give to Lois for mailing, the letter to Homeowners regarding the Annual Meeting in January. The date of the annual meeting is set for 13 January 2004 if the room in City Hall is available. 20 January 2004 is the alternate.

(2) Nothing else significant to report.
