General Homeowner’s Meeting

The meeting was held at the Madison Assembly of God Church.

KIRKINDALL PRESENTATION

 

Mayor Kirkindall came to our meeting tonight. He gave us an interesting and informative slide presentation entitled “Madison Community Update”. He agreed to send Paul a PDF file of the presentation, which Paul will e-mail out to the homeowners.

 

 

MINUTES FROM 01-22-08 and 02-19-08

A motion was made, seconded and approved to accept the minutes as written. They will be posted on the website.

 

 

STANDING COMMITTEE REPORTS

 

Treasurer’s Report: Lois Brown

Total Income 01/23/08 – 02/19/08    $  3,770.00

 

Property Manager’s Report: Lois Brown

Total expenses:             $  1,681.09                                                                 

Checking Account balance:       $ 14,610.86  

6 month CD:                             $ 14,737.05  

 

51% of homeowners have already paid their dues, with 73 still unpaid. Letters went out on March 15 to these 73 homeowners. Final reminders will be sent on May 1 to those who still haven’t paid, to be followed up with liens after a reasonable grace period.          

 

 

SELECTED COMMITTEE REPORTS

 

Landscaping/Maintenance Committee: Dick Clem

  1. All landscape work was completed according to the current contract.
  2. All trash containers were emptied as needed.
  3. All common property was policed as needed.
  4. Spraying will soon begin to kill the green grass that has invaded our Bermuda grass in the center median.
  5. Clean-up of the ditch by Rainbow Elementary is almost completed, thanks to Ed Ditto, Gloria Richardson, Paul Hurst and Tony Ponder. Next comes the backhoe work, and the job should be finished within a few weeks.
  6. Clean-up of the second pond has started. Paul treated the pond with copper sulfate, to be followed with two doses of weed killer. Enzymes will then be added once the water temperature rises, in order to kill the growth on the bottom. The brush around the pond will also be trimmed or cut down.

Architectural Committee: Ed Ditto/Lorraine Stephens

No new activity.

 

 

OLD BUSINESS

 

1.      Easement Research – Paul continues to work on easement issues. STATUS: in progress, only 3 left

2.      New sod on medians – Dick Clem is working on getting bids to re-sod the median areas along the beginning of Bradford Farms Drive. Doing this will greatly improve the appearance of our subdivision. STATUS: in progress

3.      Replacement bushes - Dick Clem proposed to replace a few of the bushes near the “Bradford Farms” entrance walls with bushes that are more attractive and hardier. Again, this will enhance the visual appearance of the whole subdivision. STATUS: completed

 

NEW BUSINESS

 

1.      Our “Community Garage Sale” sign has disappeared. If not found, Paul will order 2 new signs. At the proper time, one will be placed at the front entrance on Hughes Road and the other will be placed in back where the new extension road meets Bradford Farms Drive.

2.      Paul is in the process of updating the e-mail list of homeowners. He has 50 left to update. Then he will send out a “test e-mail” to make sure the list is correct. In order to keep our information accurate, all homeowners should notify Paul of any personal e-mail address changes.
