General Homeowner’s Meeting

The meeting was held at the Madison Assembly of God Church.

MINUTES FROM 06-17-08

A motion was made, seconded and approved to accept the minutes as written. They will be posted on the website.

 

 

STANDING COMMITTEE REPORTS

 

Treasurer’s Report: Lois Brown

Total Income 05/21/08 – 06/17/08    $    520.00

 

Property Manager’s Report: Lois Brown

Total expenses:             $    1835.22                                                                

Checking Account balance:       $   15643.77

6 month CD:                             $   15024.88

 

The majority of homeowners have already paid their dues, with 21 still unpaid. 17 of these 23 homeowners already have liens placed on their homes.  After a reasonable grace period, liens will be filed against the others.

Landscaping/Maintenance Committee: Paul Hurst (for Dick Clem)

  1. All trash containers were emptied as needed.
  2. All common property was policed as needed.
  3. Minor cleanup is still needed around the pond.
  4. All grass and flower areas are being watered.

OLD BUSINESS

 

1.      Easement Research – Paul Hurst continues to work on easement issues. STATUS: in progress

2.      Paul has gotten all the replies he expects to receive from homeowners regarding e-mail addresses. The e-mail distribution list will now be updated based on current information. In order to keep our information accurate, all homeowners should continue to notify Paul Hurst of any personal e-mail address changes. STATUS: project completed

3.      Madison City Code of Ordinances – These laws enforceable by the City of Madison have been posted on the City of Madison website (specific information for accessing on Bradford Farms website May 20, 2008 HOA minutes).  Notifications of code violations will be investigated by Board members and appropriate action taken.  STATUS: in progress.

4.      Blinking light at entrance crosswalk - Paul Hurst will investigate the status of the installation. STATUS: the city said this cannot be done.

5.      Ponds to receive last treatment this Thursday 7/17. 

6.      Paul Hurst to investigate if Madison City has any guidelines for how long sea-land/storage containers can be kept out in homeowner’s yard/driveway. STATUS: there are no city guidelines in existence.

7.      Paul Hurst to investigate whether our current pedestrian crossing sign at the entrance of Bradford Farms can be switched out to a school crossing sign to increase safety for children and other pedestrians using crosswalk. STATUS: the city said this cannot be done.

 

 

 

NEW BUSINESS

 

1.      Storm damage from Saturday 7/12 – all the trees and branches that fell on the common areas, including the front entrance road, have been cleared away. The Board wants to thank the Police and Public Works Departments for being on the scene so quickly and offering their help.

2.      Correcting Covenants and By-laws – Paul wants to begin reviewing the spelling, punctuation, and grammar in these documents so all the errors can be corrected. In addition, outdated and antiquated language will be updated to reflect the same meaning in more understandable words. Since this process is technically a “change”, the corrected documents must then be approved by a 2/3 majority of homeowners.  Paul will coordinate this project.
