General Homeowner’s Meeting

The meeting was held at the Madison Assembly of God Church.

STANDING COMMITTEE REPORTS

 

Treasurer’s Report: Lois Brown

Total Income 05/16/07 – 06/19/07    $   600.00

 

Property Manager’s Report: Lois Brown

Total expenses:             $    1,157.25                                                               

Checking Account balance:       $  16, 660.14

6 month CD:                             $   14, 426.44

There are currently 27 delinquent homeowners.  There are existing liens on 13, and new liens are in the process of being filed on the other 14.

                                                           

 

 

SELECTED COMMITTEE REPORTS

 

Landscaping Committee: Dick Clem

All work was completed according to the terms of the contract.

 

Maintenance Committee:  Dick Clem

  1. All trash containers were emptied as needed.
  2. All common property was policed as needed.
  3. All pine trees marked for removal have now been removed. We are waiting for the city to remove the debris from the center median. The remainder of the elaegnus plants on the south side of the entrance drive has also been removed. The elaegnus plants on the north side of the entrance will be removed when the weather cools. Many thanks to volunteers Bob and Gloria Richardson, Tony Ponder, Ed Ditto, Joe Arriviello and Paul Hurst, who saved us about $6000 in labor costs.
  4. Much work has been completed on the front irrigation system. Leaks have been repaired, 25 heads have been replaced, a new master valve has been installed along with a pressure regulator for the system. Plans are in place to install two faucets as part of the irrigation system. Also, one of the lines has been enlarged to create better water coverage for that area. More sprinkler heads will be replaced before the watering season begins in 2008.
  5. Plans are in the works to remove the piles of sawdust in the center median during the fall season.

OLD BUSINESS

 

1.      Madison Homeowner’s Association Council – there was no June meeting. STATUS: Lois will attend the July meeting, scheduled for 7/22.

2.      Easement Research – Paul continues to work on easement issues. STATUS: progress is being made.

3.      Soliciting - Paul brought up the new ordinance passed in Madison Township governing soliciting. It was then moved, seconded and approved to purchase a “No Soliciting” sign which will be placed at the entrance to our subdivision. Paul will handle. STATUS: sign has been ordered.

4.      Trash can removal – Paul made a motion, which was seconded, to come up with a way to penalize homeowners who fail to remove empty trash cans from the curb or to place them out of sight from the street, according to the rules of our Covenant. A lengthy discussion about this motion led to how to handle other breaches of the Covenant as well, like parking on the street, picking up after pets, maintaining properly mowed lawns, etc. Paul agreed to table his motion until the next Board meeting, so everyone has a chance to think about the situation and how best to address it. STATUS: A motion was made, seconded and approved to print a summary of Article XII (Use Restrictions) of the Covenant and hand deliver a copy, along with a cover letter,  to all homeowners advising them that anyone in non-compliance with any of these articles can request help from the board in how to best comply. Hopefully, this action will result in total neighborhood compliance. The board will re-assess the situation in a few months after the letter has been delivered to all residents and take further action if necessary.

 

 

 

NEW BUSINESS

 

Over the past months, several current and past board members have received some anonymous letters from a person or group of persons within our community that calls itself or themselves the “Bradford Farms Home Owner’s Association Watch Group”. The letters include complaints about various things within our subdivision. The Board has never approved or heard of such a group within our organization, nor is such a group mandated in our Covenants or By-Laws. We do not know who this group consists of, since all the communications arrive without any names or addresses attached. Paul will issue a response which will be posted in the “President’s Corner” of our website and will also be emailed to all our homeowners.
