General Homeowner’s Meeting

The meeting was held at the Madison Assembly of God Church.

A motion was made, seconded and approved to accept the minutes as written. They will be posted on the website.

 

 

STANDING COMMITTEE REPORTS

 

Treasurer’s Report: Lois Brown

Total Income 11/13/07 – 12/18/07    $

Total expenses:             $    4,758.99                                                               

Checking Account balance:       $    3,932.37

6 month CD:                             $   14,737.05

 

2007 - There are currently 14 delinquent homeowners, with liens having been filed on all of them. 

2008 – 72 homeowners have already paid their dues and we remind the rest to mail them in asap.          The mailing sent to the owner of 106 Champions Green Lane (currently rented) was returned as      non-deliverable. Dick Clem will find out the name of the homeowner.                                                          

 

 

SELECTED COMMITTEE REPORTS

 

Landscaping/Maintenance Committee: Dick Clem

  1. All landscape work was completed according to the current contract. Our current landscape company, Turf Tamers, will continue as our landscape company for 2008.
  2. All trash containers were emptied as needed.
  3. All common property was policed as needed.
  4. The mounds of sawdust in the center median have all been removed.
  5. The idea of installing an irrigation system in the rest of the center median has been tabled due to the concerns of high cost and the problem of available water.
  6. There is hope that we will be able to kill the green grass that has invaded our Bermuda grass in the center median.
  7. The stone wall at the front of the center median was recently victimized by vandals who removed a number of the stones. They have now been replaced.
  8. A three rail beige vinyl fence was installed behind the stone fence to offset it and also blend with the front entrance wall. Many favorable comments have been received.

Architectural Committee: Ed Ditto/Lorraine Stephens

No new activity.

 

 

OLD BUSINESS

 

1.      Easement Research – Paul continues to work on easement issues. STATUS: in progress, only 3 left

2.      New sod on medians – Dick Clem is working on getting bids to re-sod the median areas along the beginning of Bradford Farms Drive. Doing this will greatly improve the appearance of our subdivision. STATUS: in progress

3.      Property and home maintenance - please protect your investment and that of all Bradford Farms residents by making sure that home and property repairs, maintenance and upkeep are ongoing within our subdivision. Such work includes repair of broken chimneys, cracked siding, damaged fences, etc. In order to retain the prestige that our subdivision enjoys in Madison, each of us must take pride in our homes and do what is necessary to make sure their outward appearance is impeccable. If extenuating circumstances prevent anyone from being able to do this, please contact someone on the Board and we can try to work something out. Any property owner in non-compliance, per Board observation and verification photographs, will be contacted with a certified letter. STATUS: ongoing

4.      Replacement bushes - Dick Clem proposed to replace a few of the bushes near the “Bradford Farms” entrance walls with bushes that are more attractive and hardier. Again, this will enhance the visual appearance of the whole subdivision. STATUS: in progress

 

 

NEW BUSINESS

 

1.      It was moved, seconded and approved for Paul to rent a backhoe to finish cleaning out the ditch by Rainbow Elementary School.

2.      There is an excess of pine needles covering the sidewalks on Bradford Farms Drive. They have been, and will continue to be removed periodically (weather permitting) either by Turf Tamers or the Maintenance Committee.

3.      Election of 2008 Board Members

a.       There were 4 openings due to terms expiring – Phyllis Goldberg, Bob Richardson, Mark Wilson and Jerry Lyons.  Paul extended thanks to Phyllis for acting as secretary, Mark for acting as treasurer and for updating our database, and to Bob and Jerry for 2 years well served as board members at large.

b.      There were 3 new nominations – Phyllis Goldberg, Mark Wilson and Tony Ponder.  Bob and Jerry declined re-nomination. Since there were only 3 nominations, they were unanimously elected.  There is still one opening to be filled.  If no more nominations are received, the Board can appoint somebody.

c.       After the new members were elected, it was moved, seconded and approved for Phyllis to continue as secretary and Mark to continue as treasurer.
