Meeting came to order at 6:05 PM at the Madison Assembly of God.

 

Attendance:

Board members present:

Jim Terry, Rosemary Terry, Dick Clem, Paul Hurst, Philip Gaultney, and David Seitz.

There were 22 Community Members present

 

All reports were suspended due to the election of Board Members.

A short discussion was held on mail, deposits not made, and database not updated.

 

Election of Board Members

We had three Board members whose terms were up and one resignation. This left four open positions on the Board

Nominations were accepted. We received four nominations.

Nominations were closed. Since only four nominees, one unanimous vote was cast for the four nominees.

 

Unfinished Business:

The city has fixed the water leak at the entrance to our development.

 

New business:

What the 2005 board accomplished was present by out going President Jim Terry:

Thank you for attending the 2006 Annual Board Meeting.

I would like to express our thanks to The Madison Assembly of God pastor, Walter Smith and The Madison Assembly of God Congregation for being good neighbors and allowing the Homeowners Association to meet in this church for the years 2004 and 2005.

The HOA Board was able to operate well within the budget and achieved a reduction in the homeowner’s fees. Fees in 2004 were $175, Fees in 2005 were $150, and annual fees for 2006 are $85per year. This represents an almost 50% reduction in fees over the two years.

May 17th meeting research revealed that $9000 was collected for dredging the two retention ponds. Further research showed that the City of Madison is responsible for dredging the ponds. In 2006, the board was able to return $9000.00 in fees to the Homeowners in the form of reduced Assessment. These funds were from the lake maintenance account.

Due to an aggressive collection effort of past due accounts, there is a $17,000 ending balance for 2005. The returning board members have agreed to use the balance to maintain reduced fees in future years.

In April 2004: Forty HOA members had not paid their fees for 2004. These consisted of 37 homes and 3 lots. The board became aggressive in the collection of past dues. As of tonight 8 association members have past due bills. I wish to congratulate the 2004 and 2005 board members on this accomplishment.

The Bradford Farms Homeowners Association was successful in its defense of a lawsuit filed between the association and Buck Gosnay.

To better protect the association’s funds and the people handling your money, a system of checks and balances was established between the treasurer and the property manager to include the requirement of dual signatures on all checks.

Capital Improvements for 2005 included: the repair and painting of the walls at the entrance of the subdivision and a new roof and painting of the gazebo. Both projects were successfully planned and managed by Rosemary Terry, our current secretary.

All common area property was finally registered in the name of the Association. All outstanding deeds have been delivered to HOA members.

There are only two officers who have attended every meeting this year. They are Rosemary Terry and Jim Terry. In addition, we are the only two officers who attended every meeting last year. Thank you Rosemary for your support and excellent minutes. This board began a quarterly mailing of the minutes. These minutes have given the members a great insight into the associations business and actual events during each meeting.

I would also like to thank Lois Brown for mailing three of the four quarterly mailings.

Jim Terry closed the 2006 annual meeting and passed the Chair to The Standing Vice President Dick Clem.

Only one nomination for President, which was Paul Hurst: Paul Hurst accepted and one unanimous vote was cast for Paul Hurst.

 

At this time, Paul took the Chair and conducted the voting for the remaining Offices.

We thanked the out going Officers for their time in supporting our community

 

The Floor was open for discussion by the attending members. Two items came up speeding and sidewalks. The Board will follow up and report back during the February meeting.

 

A motion was made and second to move the meeting time to 7:00 PM. The motion was called and approved.

 

The new Board and Officers thank you for your confidence and support for the 2006-year.
