There are currently 16 delinquent homeowners. There are existing liens on 11 of them, and new liens are in the process of being filed on the other 5. In the past month outstanding dues have been collected on 11 previously delinquent homeowners, reducing the total from 27 to 16.

No new activity.
1. Madison Homeowner’s Association Council – Lois attended the July meeting. She reported that the meeting was well attended and the council has elected a director and written by-laws and a charter. Its main purpose is availability in case any subdivisions have issues to be heard. Acccomplishments thus far include input to Madison’s decisions regarding “no soliciting” and aerial instead of truck spraying for mosquitos. From now on, the Council will meet quarterly instead of monthly. Lois will continue to represent us at these meetings.
2. Easement Research – Paul continues to work on easement issues. STATUS: progress is being made.
3. Covenant Article XII - A motion was made, seconded and approved to print a summary of Article XII (Use Restrictions) of the Covenant and hand deliver a copy, along with a cover letter, to all homeowners advising them that anyone in con-compliance with any of these articles can request help from the board in how to best comply. Hopefully, this action will result in total neighborhood compliance. The board will re-assess the situation in a few months after the letter has been delivered to all residents and take further action if necessary. STATUS: The letter is ready to be copied and hand delivered.
NEW BUSINESS
1. Action Taken and Resolved – homeowners who had cars parked in their front yards. Paul spoke to the code enforcement officer, who handled the situation as a violation of the town ordinance. After his intervention, these homeowners have removed the cars and are now in compliance.
2. Problems with Pond #2 (the inside pond) – Paul reported that complaints have been received about the unsightly appearance of the pond. The copper sulfate used thus far clearly has not worked. There is a company in MN from whom we can purchase stronger chemicals that will remove the muck and slime, and kill the plants that are disfiguring the lake. Remediation must begin with daily treatments for a period of time, then moving to longer intervals, at an estimated total cost between $600-$700. It was moved, seconded and approved to buy these chemicals, taking excess money out of the water budget to cover the amount above our lake maintenance and irrigation budgets to cover the cost.
