Members present: Meeting convened at 7:15. Board members Mark Wilson, Carolyn Glazik, Rick Holman, Dick Clem, Joseph Lujan, Keith Ryan, Shonda Johnson and Lois Brown were present.
Secretary Report: No Meeting minutes for the last three meetings were available for review. Review and acceptance of the meeting minutes for May, June and July are deferred until availability. Joseph Lujan will contact Kathy Short to obtain the required meeting minutes.
Treasurer’s
Report: Lois Brown provided the monthly financial
report. The Board reviewed the July Treasurer’s report. The Treasurer’s
Report was reviewed and accepted by the board.
Unsightly Homes: The Board discussed a concern raised regarding unsightly homes identified
in the neighborhood. It was presented that the Board requires two separate
complaints from the subdivision members in order to take action to notify the
subdivision member with the unsightly home.
The Bradford Farms Home Owners Association currently does not have a
compliance committee so the responsibility of this issue resides with the
Board. In the past, the Board has
addressed these types of issues with a letter notifying the subdivision member
of the problem. This approach has been determined to be a successful approach.
Because of
the extensive amount of time required to maintain the common areas of the
Bradford Farms subdivision, a recommendation was made to investigate what it
would take to hire a property management company. Due to the limited
participation of subdivision members in supporting the maintenance of the
common areas, this major task has been accomplished by the same few
conscientious volunteers. To
investigate the hiring of a property management company, it was determined that
a Scope of Work would have to be developed and several management companies
would have to be identified to provide bids.
Dick Clem indicated that he would discuss with Oxford properties
potential cost and scope. Lois Brown
indicated that she would like an opportunity to bid.
Dick Clem
volunteered his house for any board members interested in working on the
investigation of the property management effort and the development of
community wide standards.
OTHER OLD BUSINESS:
Fence Line: A rough cost estimate of $5,000-$6000 was presented for the construction of a Fence to run along Hughes Road Street at the front of the subdivision. The Board will continue to investigate the feasibility of constructing the fence.
Subdivision Entrance Landscaping Maintenance: The contractor hired to maintain the front entrance landscaping no longer wants to maintain the entrance. A new contract will be competed for the entrance landscaping maintenance.
Sign: Estimates of $800 (plus shipping) and $400 (plus shipping) were reviewed for a two-sided sign to be placed at the entrance of the subdivision identifying Bradford Farms as a “Community with an active Home Owners Association” and will include the Bradford Farms website address. The sign would help communicate the Homeowners Association’s website where subdivision activities, meetings and other important information are listed.
